Founded
Forest City Development was established in April 1956 by the Chamber of Commerce to attract industry to Forest City. The jobs created by new companies would replace the numbers of farm families who were being reduced as the size of farms increased. One of its first projects was the formation of Modernistic Industries, Inc. which manufactured travel trailers. This company later became Winnebago Industries Inc.
2001
Asset Transfer

In November 30, 2001, Forest City Development transferred its assets to Forest City Economic Development Inc., a not-for-profit corporation.

CDI
CDI

This new business paints vehicles, Winnebago Ind as main customer. FCED built a 130,000 sf building, leased it to CDI, bringing 200 jobs to our community. CDI now owns the property. Twenty years later, CDI continues to be a very successful business.

2005
Dollar General

Assisted the City, utilizing TIF, in acquiring a blighted area, razing the buildings, and selling a shovel-ready site to the developer.

North Central Iowa Rail Corridor LLC Rail Lease
North Central Iowa Rail Corridor LLC Rail Lease

FCED formed an investor group to buy 28 mi of railroad, after the Union Pacific filed application to abandon (cease operation) rail service to Forest City. Then this group signed an agreement with Iowa Northern Railroad to operate the line. Without this transaction rail service would have been lost to Forest City, permanently.

2013
Forest Theatre

The owner of our local theater wanted to retire, but could not find a buyer. FCED formed FC Entertainment, Inc. (with many local investors) which purchased the theater, remodeled the Lobby, replaced old projectors with new digital projectors and continues to operate the theater.

2014
Innovation Center

Acquired the former AEA building and created an incubator for small business. Coloff Digital, one of our tenants became so successful, they took over the whole building.

Westown Place Apartments
Westown Place Apartments

FCED found local investors to build 24 apartments which are now 100% occupied. Plans are to build 30 more apartments. The project used TIF, Tax rebates, and Tax Credits to lower the cost and provide more affordable workforce housing. FCED owns about 40% of the project.

Boman Fine Arts Center
Boman Fine Arts Center

The Boman Fine Arts Center is a 29,743 square foot state-of-the-art fine arts facility with two stories and can seat 630 people. The theatre hosts a 36’x 80′ stage with orchestra pit, green room, dressing rooms, staging and set production area, full fly area and rigging, along with state of the art electronics, lighting and audio visual equipment.

Winnebago Ind. Class A Return to FC

When Winnebago decided to close their Oregon manufacturing plant, the y look at different options to bring their Class A diesel line back to the Midwest. Bet worked very closely with City officials to formulate an incentive package to, successfully, bring the assembly line to Forest City.

FCED worked with a local group of investors to build and operate a new motel. FCED is a minority owner of the project.
